  2. If your project is a good fit, we will set up a quick phone consultation to discuss the process and organize a site visit.

  3. Depending on the project scale and type (see section below) we move on to the next step in the design phase.

Swit Swoo Design Inc. is not responsible for surveys, permit fees, engineering/structural and construction work. All drawn dimensions to be confirmed by contractor on site prior to build.

Prices and What’s Included

Below is a list of what each of our services includes and a guide to prices. Some suites can be more complex given size and site so final price to be confirmed after initial site visit.

  • We will screen your lot against City of Calgary data : zoning, lot size, lane access. You’ll get a short email reply within a few days. No cost, no obligation.

    INCLUDED:

    • Lot Screening from publicly available City data and a short email response.

    NOT INCLUDED:

    Design, Site visit, City Approval

  • Find out what your basement can really hold before you commit.

    INCLUDED:

    • Site visit to measure (2-3 hours).

    • Two drawings with layout options;

    • healthy and accessible-ready notes;

    • 1 review and 1 round of changes.

    • Credit towards basement suite package.

    Prefer to not have us visit to measure? Provide the measurements and photos with our remote layout service ($1,800)

    NOT INCLUDED:

    Permit Fees, Permit drawings, Engineering, Construction

  • Everything you need to get a legal healthy basement suite permitted and built

    INCLUDED:

    • Measured layout and 2 design options

    • Permit -ready drawings (floor plans, sections, elevations, sound and fire separation details);

    • healthy and accessible-ready specifications.

    • Support through to permit stage.

    Final price confirmed after site visit.

    NOT INCLUDED:

    Permit Fees, Engineering, Construction, Radon testing.

  • A backyard suite designed to work for whoever lives there.

    INCLUDED:

    • Lot review against City rules

    • 2 concept layout drawings,

    • photorealistic render of the suite exterior,

    • development permit drawings,

    • building permit drawings,

    • healthy and accessible-ready spec.

    • Support through to permit stage.

    Final price confirmed after Lot review.

    NOT INCLUDED:

  • Start from a ready design. Licensed for one build only.

    INCLUDED:

    PDF drawings:

    • Floor Plans,

    • Elevations,

    • Typical wall, roof and floor details,

    • window and door specifications.

    NOT INCLUDED:

    Site plan fitted to your lot, permit drawings, construction

  • Make a design plan yours. We fit the design to your lot, make small adjustments for orientation, light and privacy and prepare permit-ready drawings for your builder and engineer.

    INCLUDED:

    • Plan set fit to your lot with small changes if necessary,

    • Permit-ready drawings.

    NOT INCLUDED:

    Survey or RPR, Permit fees, Engineering, Construction.
